STANDARD
1. STRUCTURE
- Cement – Birla Super, UltraTech, or ACC OPC 53 Grade. UltraTech, Shree, or ACC PPC.
- Steel – Rajuri, Gajkeshri, Kalika, or equivalent.
- Concrete – As per the grade specified in the RCC drawings.
- Bricks – Best-quality red bricks; crushed sand.
- Plaster – Sand-face (Dabba) finish for external plaster. Smooth-finish internal plaster using M-sand.
- Height – 10 ft. slab-to-slab height.
- Plinth – 1.5 ft. height from ground level.
- Waterproofing – Dr. Fixit products and brick-bat waterproofing.
2. FLOORING AND DADO
- 2 ft. × 2 ft. vitrified tiles for flooring (up to ₹45 per sq. ft.).
- 2 ft. × 2 ft. ceramic tiles for the balcony.
- 2 ft. tall kitchen dado tiles.
- 2 ft. × 1 ft. tiles for bathrooms up to 7 ft. height.
- Black granite for the staircase, kitchen, and windowsills (up to ₹100 per sq. ft.).
3. DOORS AND WINDOWS
- Main door – Wooden frame with laminate-finish door.
- Internal doors – Granite frame with flush doors and laminate finish.
- Toilet doors – Granite frame with FRP shutter or equivalent.
- Windows – Powder-coated, 3-track windows.
- Hardware – All-inclusive SS-finish aluminum hardware.
4. PLUMBING
- CP fittings and sanitary ware – Cera or equivalent (₹19,000 per toilet).
- Nirali 24-inch kitchen sink with tap.
- UPVC, CPVC, and PVC pipes as required – Astral, Finolex, or equivalent.
- Drainage lines with chambers and FRP chamber covers.
5. ELECTRICAL
- Wires – Polycab or equivalent.
- Switches and sockets – Anchor Roma.
- Provision for exhaust fans in the kitchen and bathrooms.
- Electrical boards to be provided as per standard requirements.
6. RAILINGS
- MS railings for the staircase and balcony.
- MS grills for windows.
7. PAINTING
- Internal – OBD, Asian Paints or equivalent.
- External – ACE paint, Asian Paints or equivalent.
8. RATE AND EXCLUSIONS
- Rate: ₹1,599 per sq. ft.
- Exclusions: GST, plinth work and terrace work rate.
